Can You Buy or Sell a Home Over the 4th of July?

Does real estate take a break over July 4th? Yes and no. While sales offices will most likely be closed in observance of the holiday, buyers and sellers alike might be taking the day to get a leg up on their real estate goals. While the real estate business tends to slow down during holiday weeks overall, real estate is a 365 day a year (or 366 if it’s a leap year) business. People always need homes! So don’t think just because fireworks are exploding in the sky, deals aren’t being made. Here are some of the reasons for that:


 
Serious buyers might be trying to take advantage of reduced competition. Think about it. Most people will indeed be spending the day with family and friends. They’ve been working hard and they want to take the day off. If they’re willing to say no to pulled pork and corn on the cob to get to the negotiating table, they mean serious business.


 
Sellers who inhabit the home they’re selling might be out of the house that day- The sellers might be on the road or visiting family and friends. That means showings with serious buyers might be easier to book without interfering with anyone’s work or family obligations.


 
People travelling for the holiday have the opportunity to see a home. Maybe they’re just visiting town for the holiday or perhaps they’ve been planning a move to or back to the town where your home resides. Being off for the holiday, and being in town, makes it easier for them to see the property in person. If they live far away, that might be hard if not impossible during a regular week.


 
Summer goes by fast after July 4th. People want to make a decision soon. Ever noticed that after Independence Day, the summer, indeed the year seems to speed up? It doesn’t in actuality. The Earth stills spins at the same speed. However, people begin to start planning for the fall. The start of football season, back to school, increasingly shorter days… time starts running away from you and you want everything in place before those important things start again. Especially if a move is involved. So, the week of July 4th is the perfect time to lay that groundwork.


 
Holidays get people in the spirit. Never underestimate the extra boost a holiday, or a day off in general, can have on someone. There’s a clarity that comes with the temporary suspension of one’s work duties. It frees up your internal hard drive, so to speak, allowing you to focus on stuff you haven’t had much time for. Whether you’re a buyer or a seller, the celebratory nature of the holiday might be the extra oomph you need to get things in motion.
